SEIBU REAL ESTATE PROPERTY MANAGEMENT INC. began operating on April 1, 2025, as a real estate management company created through a strategic spin-off of the property management (PM) and construction management (CM) functions of SEIBU REALTY SOLUTIONS INC. to fulfill the role of providing high-quality services in a one-stop manner, aimed at strengthening the Seibu Group’s expertise in all functions of the real estate business, and promoting the strategic utilization of the Group’s assets.

In the “Seibu Group’s Long-term Strategy to 2035,” announced in May 2024, we have envisioned growth strategies with the real estate business at their core. Accordingly, our role will be to add value to real estate from various perspectives through “urban development” utilizing land held by the Seibu Group, and create business opportunities for the Urban Transportation and Regional business, Hotel and Leisure business, and other businesses.

At SEIBU REAL ESTATE PROPERTY MANAGEMENT, our mission is to provide high-quality services utilizing our track record of managing various real estate assets, including “Tokyo Garden Terrace Kioicho” and “Karuizawa Prince Shopping Plaza,” and thus add value to real estate. Furthermore, alongside the capital recycling business promoted by the Seibu Group (a business model that achieves growth based on both the “portfolio-based business” and the “capital recycling business” (sustainably reinvesting utilizing funds from securitization)), we will also accept PM contracts for properties with owners outside the Group, engage in the value-add business promoted by SEIBU REAL ESTATE INC., and implement M&A handled by the real estate management company. In such ways, we will seek to increase fee income from enterprises both within and outside the Group and gain more properties operated under management contract from the Group, while also further strengthening and exercising our expertise and thus contributing to maximizing the value of the Seibu Group’s assets and augmenting the Group’s growth going forward.

As we look to achieve “To the next frontier,” and fulfill our mission as a “core growth strategy” of the Seibu Group, each and every employee will boldly take on challenges in new business domains with a frontier spirit and a sense of speed.
